Cable Rock, is a highly respected property management company based in Eastbourne. In 2022 we aligned our services with Charles Cox Ltd, Newhaven, to provide clients with a broader range of property management services, including chartered surveying. The Charles Cox Property Group is independently owned by Matthew Cox with company offices in Eastbourne, Newhaven and Brighton. 

An integral part of the company’s success is our ability to tailor services to clients’ specific requirements, whether they own or share the Freehold, are a Right to Manage Company or a Commonhold.

We provide a uniquely flexible and professional approach to the management of buildings and property. These qualities have led to us being chosen as the preferred Managing Agent by many local Residential Management Companies and Freeholders. 

We are accredited ARMA-Q (Association of Residential Managing Agents) members who promote high leasehold management and professionalism standards to give our clients complete peace of mind.

In addition to managing buildings, we also provide Company Secretary and Registered Office facilities. Completion and filing of Annual Accounts and other statutory information with Companies House; the issuing of Share Certificates; registration of Directors; organisation of Annual General Meetings; Ground Rent and Service Charge/Rent collections are just a few examples of property services we undertake for our clients.

Matthew Charles Cox, founder and owner of Charles Cox Limited, and has been involved in the Property Sector since 2003. Matthew has experience of all aspects of leasehold and general property management, including the FTTPC (previously known as the LVT), Right to Manage, enfranchisement, fire risk assessments, long term maintenance plans and budgeting. He even has some experience with ASTs.

Matthew has recently expanded his team and moved into larger office space. As Managing Director, his knowledge in the property management industry is extensive and he has a wealth of experience managing hundreds of properties across the south-east. He knows more than most and has an ability to find solutions for those difficult leasehold problems. Matthew studied Business Management, social media and marketing at university and has built up considerable skills in other areas.

Janine Usher, AAT Level 3

Janine is currently working towards her AAT Level 4 Qualification. Since joining the firm she has developed a high level of proficiency in collecting service charge arrears. Janine also has a background in property development and property accounting. Her training and continued development with our software has further widened her knowledge and experience.

Whilst accounting is an interest of hers, she also has numerous interests outside of the office, travelling, historical sites, reading and socialising being some of these.

Laura has over eight years of experience working in property management. She has an AIRPM qualification, and is working towards her MIRPM and AssocRICS qualifications.

Outside of the office, Laura enjoys paddle boarding (when the weather allows it!), long walks over the Downs with her family, and dog Alfie, and loves cooking. Laura has family in Portugal which she enjoys visiting at every opportunity.

Carla has worked in various roles in the property industry for 15 years, and is presently an Affiliate member of the IRPM, and will shortly be working towards an AIRPM qualification.

Carla is currently the safeguarding officer and committee member at her local football club, she enjoys travelling, socialising and the theatre.

James joined Charles Cox as Lettings Manager. He oversees the Lettings Department, ensuring that the department runs smoothly, giving the best service to Charles Cox clients. With over 10 years of experience in Lettings, and ARLA qualified James has a proven track record of seeing the Lettings process through from start to finish and advising clients on all things Lettings related as well as new legislation.

James enjoys watching sports, and running in his downtime. When able, he likes to spend time with family and friends.

Abbie has worked within the property industry for around 11 years and whilst working in the property industry has gained her NVQ Level 2 and Level 3 in Business and Administration.

In her spare time, she enjoys spending time with her family and walking her golden labrador.

Lara Sharp

Lara joined the company in June 2022, starting a level 3 business apprenticeship qualification.

She is interested in learning more about property management and accounting and hopes this will be the start of a new career.

Marie has a strong background of Finance and Customer Services with over 19 years’ experience working in Finance from managing nationwide accounts, administration tasks and customer services.

Marie would like to learn more about Property Management and aims to complete her AAT Levels and expand her knowledge within the field.

Nicole has worked in accounts for 6 years, the last 4 of which have been for property management companies.

She has experience in the day to day running of the financials for properties of all sizes, as well as preparing year end accounts.

Hayley Woollard

Hayley first worked in property during her Business Administration Apprenticeship with a Social Housing organisation in 2014. Since then, she has worked with a number of Managing Agents, impressing Property Managers with her ‘can-do’ attitude, initiative, and customer-focused approach.

As an Office Admin Assistant & PA, Hayley assists the Property Managers to ensure that leaseholder queries and maintenance issues are dealt with swiftly.

Hayley grew up in Hertfordshire but moved and settled into Brighton life in 2017. In her spare time, she is a keen video gamer and loves the social aspect of it, attending conventions and expos with friends as much as possible.

Chloe Russell

Chloe has recently joined the team as a Business Administrator. In her first admin role, she will be working and supporting Hayley, our Admin Assistant with leaseholder queries and maintenance issues.

Outside of the workplace, she is a self-taught musician, can play the piano, ukulele and violin and is an avid reader.

Laura joined Charles Cox as Head of Operations and HR. Laura oversees the operational activities of the business, ensuring that the team are all aware of operational best practices and implementing new technologies. With over 20 years of experience in Management and Operations, Laura has a proven track record of driving organisations to success.

You can find Laura spending time with her friends and family outside of work. When the weather permits, she loves to be out and about with her two dogs exploring the woodlands.

Having worked for local companies for a number of years before becoming an independent consultant surveyor, Gary has built up a wealth of experience in building surveying and land matters.

His experience spans party wall and land ownership issues to long term maintenance planning and building defects.

Whilst one of his specialist areas is leasehold property, some of his past tasks for the firm include land registry ownership issues and even long-term maintenance planning for Seaford Golf Club, part of which is within the Southdowns National Park.

In his spare time Gary has many hobbies but mostly enjoys anything which relaxes his mind.

Stuart Brann

Stuart’s role is to check and maintain our residential and commercial properties. He inspects buildings, identifies maintenance needs, and ensures they meet safety standards. He also works with property managers and maintenance teams to coordinate repairs and keep properties in top shape.

In his spare time, Stuart enjoys long walks with his two labradors, and when time allows the occasional round of golf.

Vicky Novis

Vicky has worked in finance for over 20 years and is an expert in purchasing, invoicing and credit control with AAT level2. She also has experience in customer services, cashiering, financial services and ensuring standards are met for accreditations. Vicky is our Accounts and Compliance Administrator.

Vicky's weekends revolve around walking her dog Toffee and supporting her family when they are playing football.
